240 Weld County acres being proposed to be rezoned for Industrial uses

Fort Lupton-based Wes Moser Inc. wants to change the zoning for 240 acres of land it owns in unincorporated Weld County south of Greeley in order to market the land to industrial users.

The Weld County Planning Commission is scheduled to hear the request to change the zoning from agriculture to industrial on Tuesday, Feb. 2. County commissioners will vote on the request within two to three weeks after planners provide a recommendation on whether to approve the request.

The property is located at the southwest corner of Weld County roads 30 and 49. It is on the west side of WCR 49 that is being widened from U.S. Highway 34 to Interstate 76 to alleviate traffic on U.S. 85 and create an alternate route to Denver. The road-improvement project is estimated to cost $109 million, and is expected to be completed by December 2017, said Weld County spokeswoman Jennifer Finch.

Land surrounding Moser’s property is being used for oil-and-gas operations, a cargo-container storage facility, solid-waste disposal site and compost facility, a large dairy and a 50,000-head feedlot.

The Weld County Comprehensive Plan allows rezoning when a developer creates “shovel-ready” sites where primary-job providers would be able to develop or redevelop.

County documents reveal that the developer plans to install septic tanks and drill wells as a source of water for users and fire protection, which is provided by the LaSalle Fire District.

If the rezoning is approved, proposed uses on the site will require a site plan review prior to site development.
